It Won't Be Long!!!

It won't be long before the zoning and comp plan committees will be done with their work and the work  will be put out to comment sessions and public hearings.  Below are some documents you might want to consider if you are interested in that process. You might want to tuck them away in your files for later. I would also suggest you get a complete copy of the current Comp Plan and Zoning so you can compare the changes.

This is a map prepared by the County of our current zoning
districts  in Cape Vincent before any changes.

Below is an informational flyer mailing from WPEG from the past.  They did a good job on this mailing.

It shows the wind lease properties in purple.  The lease holders are listed (read carefully.)The dots are residences. Now keep in mind that since this mailing BP has taken over Acciona and bought out those Acciona leases so this may have changed.

Below is the current Purpose Section of our Zoning Laws.  It defies logic that any industrial wind could be placed without  violating the language in this section. That is off course unless it is changed.  We should keep our eye on that.  It would require matching changes in our Comp Plan if these statements are weakened to  try  to appease Article. X

Keep your eyes open.  Mr. Cullen on the committee was saying however that our new zoning was a "de facto BAN" on wind development since the restrictions are so tough.  He is saying exactly what I have been saying that the new zoning will do the same thing on the ground as a prohibition.  I think THAT is what the wind companies are going to really look at.  I doubt they are going to sit around and say that this new "defacto ban" is just great because you really thought it through with research and science.  At least one my points exactly!  Apparently the new Syracuse zoning lawyer thinks a "defacto ban" is OK.  Of course keep in mind that after the committees are done with their documents they still have to be "passed" by the town board. Wonder how they feel, whether this is too restrictive or not restrictive enough?
